Information from A to Z

The holiday apartments are ready for occupancy from 3:00 pm on the day of arrival. On the day of departure, we kindly ask you to vacate the apartment by 10:00 am at the latest. To ensure a smooth check-in, we appreciate a short notification of your expected arrival time.

Bookings are considered binding only after written confirmation from us and receipt of a deposit of 30 % of the total amount. The deposit will be deducted from the final amount upon departure.

Fresh bread in the morning? In your apartment, you will find a bread order list with prices. Just let us know the day before what you want and we will deliver your order to your door the next morning (except Sundays and public holidays).

For a relaxed start to the day, we offer a lovingly prepared breakfast on request, featuring high quality, regional and seasonal products. Many of them come directly from our organic farm.

Breakfast is served either as a breakfast trolley delivered directly to your apartment or already set for you in our common lounge area. There, you can enjoy your breakfast at a carefully prepared table with a beautiful panoramic view.

The breakfast includes, among other things:

• coffee, tea, juices and syrups
• milk
• fresh bread
• butter, various fruit spreads and honey
• eggs from our own hens
• South Tyrolean cheese, speck and cold cuts
• seasonal fruit and vegetables as well as dried fruit
• muesli and yogurt
• homemade baked goods

Prices per person:

• 0 to 3 years: free of charge
• 4 to 13 years: €16
• from 14 years: €25

Please place your order by the day before.
On request, we are happy to prepare the breakfast for vegetarians or guests with allergies.

If the holiday cannot be taken, the following conditions apply according to Art. 1382 ZGB:

Up to 90 days before the arrival date, the reservation can be canceled without a cancellation fee. Only the deposit will be retained.

For cancellations by the guest between 90 days before and the arrival day, the following cancellation fees apply:

• up to 28 days before arrival: 40% of the total amount
• up to 14 days before arrival: 70% of the total amount
• up to 7 days before arrival: 100% of the total amount

In case of early departure or no-show, 100% of the agreed price for the unused days will be charged. Please inform us in good time if you cannot take your holiday. We recommend taking out travel cancellation insurance when booking your stay. This way, cancellation fees can be covered and you can look forward to your holiday with peace of mind.

For the little ones, we provide baby cots, high chairs and changing mats on request. Books, games and a playground with a trampoline offer entertainment indoors and outdoors.

A charging point for electric vehicles is available directly at the farm for a fee.

Located directly on the farm, our cosy common lounge with a small library invites you to relax and unwind. It offers space to enjoy breakfast together, play games, read or simply take a break, all while enjoying a wide panoramic view over Merano. In our product corner, you will find our homemade specialties and handcrafted organic products such as jams, syrups, preserves and small nature inspired gifts. The offer is complemented by a self service trust bar with a refrigerator and coffee machine, simple, fair and always accessible.

The final cleaning is included in the price. After 7 days of stay, it is automatically scheduled. Intermediate cleanings are possible on request for an extra charge.

Our lovingly tended garden with a spacious lawn is the perfect place to relax, read a book and soak up the beauty of nature. Settle into a deck chair under the sunshade and let your worries drift away. While you unwind, children can enjoy plenty of space to run, play and explore.

The South Tyrol Guest Pass is automatically included during your stay with us. It allows free use of all public transport, including buses, regional trains and cable cars, and also offers discounts on events, museums and leisure activities.

Bed linen as well as hand and kitchen towels are included. Fresh linen or towel changes are available on request.
A washing machine and a dryer are available for a fee.

During high season, the minimum stay is 4 nights. In low season, shorter stays are also possible. Just contact us.
For stays of less than 4 nights, a short stay surcharge of €30 per night per stay applies.

A free parking lot is available directly at the farm.

Payment is possible exclusively by bank transfer or in cash. Unfortunately, we cannot accept card payments.

Well behaved pets are welcome upon prior arrangement.
For hygiene reasons, pets are only allowed in the Porphyr apartment.
The charge is €15 per night per animal, without food. Please bring your own dog bed or blanket so that your pet feels comfortable from the very beginning.

We’re happy to pick you up, along with your luggage, from the train or bus station in Merano or Lana-Burgstall and bring you straight to our farm. Just let us know in advance.

Our heated saltwater pool is chlorine free and especially gentle on the skin and eyes. On warm days, it invites you to refresh, cool off and relax, offering carefree fun for children and soothing relaxation for adults.

From €130 per night for 2 adults, depending on the season.
Children rates: up to 2 years free of charge, from 3 to 13 years €10 per night, from 14 years €20 per night.

The price includes accommodation, bed linen, towels, heating, final cleaning as well as all taxes and fees. The local tourist tax of €2.10 per person per night (from 14 years) is charged separately.

For stays of less than 4 nights, a short stay surcharge of €30 per night applies.
Special packages in the low season are available on request.

Our holiday apartments are non-smoking zones. Please do not smoke indoors. On the balcony or in outdoor areas, you are welcome to enjoy your cigarette comfortably.

All rooms are equipped with free Wi-Fi.
